The honest trade-off on the other side of that line is more land, more time in the car, and a different path of growth. I cover drive time, acreage, Bozeman Montana neighborhoods versus the suburbs, and where each town is headed before I give you the verdict. What $900,000 Buys in Each of the Seven Towns: 1. Bozeman, MT: An average house on about a tenth of an acre, or a six-bedroom new build on roughly a sixth. 2. Belgrade, MT: Half an acre and new construction, ten minutes from Bozeman Yellowstone International Airport. 3. Manhattan, MT: Four bedrooms on about an acre and a half, with the Gallatin River running close by. 4. Three Forks, MT: The lowest median home price on this list, and a horse property on real acreage. 5. Livingston, MT: Roughly 3,500 square feet in a four-bedroom, priced for the location, commute, and weather. 6. Ennis, MT: Blue ribbon trout country on the Madison River, three bedrooms near 3,300 square feet. 7. That is either an older house near downtown on about a tenth of an acre, or a six-bedroom new construction home on the west side sitting on roughly a sixth of an acre. Which towns near Bozeman give you the most land for the money? Three Forks gives you the most land per dollar of any town in this comparison, because the same budget reaches a horse property on real acreage in the ranch subdivisions northwest of town. The rural roads around Belgrade and Springhill are the close-in version of that trade, at close to five fenced acres with a three-bedroom home and a shop about fifty feet by thirty. Why does the same budget buy more house in Livingston, Montana? Livingston hands you more square footage because the market has two local realities priced into it. The town is known for hard winter wind that can run for days at a time, and the commute into Bozeman crosses Bozeman Pass, which slows to a crawl or closes outright when a storm lands. Can $900,000 buy a single family home in Big Sky, Montana? $900,000 does not buy a single family home in Big Sky, where houses start in the millions and the median sits several times over this budget. What it gets you is a condo, either a small one-bedroom up near the resort in Mountain Village or a renovated three-bedroom down in Meadow Village by the golf course.
