A 3 br duplex at a cost of 5.4M ground floor almost done We no longer use per sqm billing as we have realized that method of costing houses is self defeating.For instance an open plan 200 sqm house to be built in nairobi and environs all standard finishes and all factors constant would cost very differently from a replica of closed plan 200 sqm all factors constant.We are now discussing client budgets and then designing houses that cost close to their budgets
