Hyderabad Industrial Corridor & Hyderabad Future City Roads: Telangana is fast-tracking four new industrial parks between the Hyderabad Outer Ring Road and Regional Ring Road Hyderabad, while Ratan Tata Road Hyderabad works and new link roads reshape the Future City belt. Telangana plans 16 industrial parks across nearly 4,900 acres, and the first phase of four is projected to bring ₹18,805 crore in investment and 40,700 direct jobs, with preliminary DPRs already prepared. Thimmapur (Kandukur mandal, 362 acres) targets IT hardware, electronics and precision engineering; Eliminedu (Ibrahimpatnam mandal, 366 acres) is planned as an Aerospace & Defence hub; Madaram near Ghatkesar focuses on electronics and engineering; and Dandu Malkapur on the Vijayawada Highway (NH-65) covers plastics, PVC and chemicals. It is one of the biggest Hyderabad infrastructure stories of the year. Thimmapur and Eliminedu sit just 5 km apart, very near Hyderabad Future City — the zone the government is promoting as Bharat Future City Hyderabad. Together they account for about 21,000 of the 40,700 jobs. Both fall after the Hyderabad Outer Ring Road and inner to the Regional Ring Road, within reach of Shamshabad, Shamshabad Airport and the proposed bullet train station. Part 2 — Hyderabad Future City roads. Ratan Tata Road Hyderabad (the Ratan Tata Greenfield Road) works are already ongoing, and the government is now planning connecting roads that link surrounding areas directly into it — Maheshwaram, Kandukur, Kadthal and several pockets near the Sagar Highway are expected to get these link roads. Existing internal roads across the Future City belt are also set to be widened. One widening is already underway from the Sagar Highway towards Kurmidda to join Ratan Tata Road Hyderabad, passing through Takkalapalli, Tatiparthi and Kurmidda. Together, these links turn Ratan Tata Road into a spine connecting the Hyderabad ORR, the Srisailam Highway, the Sagar Highway and eventually the Regional Ring Road Hyderabad. Villages that were earlier reachable only through narrow roads will get direct access to the Future City core. Why it matters for Hyderabad real estate: industrial parks take years to become operational, but road connectivity changes land access almost immediately — and that is usually what moves land values first. Tukkuguda real estate, Srisailam Highway real estate, Sagar Highway real estate and open plots along these new link roads are the belts worth watching over the next few quarters.
