Where Crawl Space Water Really Comes From — And How to Stop It Most homeowners assume water in a crawl space is coming from the ground, a plumbing leak, or a problem with the HVAC system. Sometimes it is. But in hot, humid climates, one of the biggest sources of crawl-space moisture is often something you cannot see: humid outdoor air entering through the foundation vents. When hot, moisture-loaded summer air enters a crawl space beneath an air-conditioned home, it encounters colder surfaces such as floor framing, ductwork, plumbing, insulation, and even the ground vapor barrier. If those surfaces are below the dew point of the air, condensation forms. It is the same reason a cold drink sweats outside on a humid summer day. The water is not leaking through the can. The water is coming out of the air. In this video, we explain how crawl-space moisture actually works, how to distinguish condensation from groundwater and plumbing leaks, and why some common crawl-space recommendations fail to solve the real problem. We cover: • Why foundation vents can create serious moisture problems during summer • How temperature, humidity, and dew point interact • Why ducts, floor framing, insulation, pipes, and vapor barriers can all “sweat” • How groundwater differs from condensation • How plumbing supply leaks and drain leaks typically appear • Why simply replacing insulation or installing a new vapor barrier may not fix anything • Why ventilation fans can sometimes make summer moisture worse • Why mold should be physically cleaned instead of simply “treated” • When crawl-space drainage and sump pumps are actually needed • Pinned ground vapor barriers versus fully sealed wall liners • Why air sealing is one of the most important parts of crawl-space moisture control • Supply air inducers versus crawl-space dehumidifiers • How to monitor temperature, humidity, dew point, and wood moisture after the work is complete The Main Takeaway In a hot, humid climate, crawl-space moisture control largely comes down to controlling the relationship between outdoor humidity and the cold surfaces beneath an air-conditioned home. Keep humid outdoor air out, control ground vapor, address actual bulk water when it exists, and provide a reliable method of moisture control. There is also no reason every crawl space in the country should be built exactly the same way. The moisture physics are the same. The site conditions are not. A low coastal crawl space with termite pressure, sandy soil, low radon risk, and limited clearance may benefit from a different approach than a five-foot-high crawl space on a hillside with clay soil, groundwater pressure, or soil-gas concerns. The goal should be to understand the moisture mechanism first and then build the simplest system that reliably controls it.
