You're going to have to get the required schooling and education for the license, which can cost several thousand dollars, and you'll be required to keep up with that schooling and pay yearly fees to stay registered as an agent. When real estate investing, you have to disclose that you have a real estate license, which can make owning a license a liability. However, owning your real estate license gives you access to the MLS, the Multiple Listing Service, which is extremely useful for finding deals and seeing the conditions and values of properties. Otherwise, you'll be paying someone else to find those deals for you, and that person will likely be an agent with MLS access. The MLS also makes a network of other realtors available to you, as well as more classes and education so you can learn more. So, do you need a Real Estate license?
