"Coming soon" in East Orlando can mean next month — or never. Here's which 2026 development projects actually matter, and which are still just renderings. Trader Joe's has officially listed 1444 North Alafaya Trail as coming soon — I drove out there myself, and the sign is up. That's one of several Waterford Lakes changes far enough along to take seriously: Cava and Miniso are already open at Waterford Lakes Town Center, with Uniqlo, Joe and the Juice, Mr. O1, Pop-Up Bagels, and Solidcore listed among upcoming tenants, and Whataburger is back in the East Orlando conversation. No single one of these should make you buy a house, but together they strengthen one of Waterford's biggest existing advantages: keeping your shopping, food, fitness, and weekend errands inside one small bubble. The project I'd actually plan around isn't retail at all. The State Road 50 widening between Avalon Park Boulevard and Chuleada Road is moving — Orange County approved a partnership with the Florida Department of Transportation to combine two planned segments and accelerate construction, with work expected to begin in 2027. A future road improvement can be a positive and still make the next couple of years less convenient, and I break down exactly what to ask before deciding a home has an easy commute. Meanwhile, UCF is seeking a private development partner for roughly 61 acres along Alafaya Trail, with an anticipated mix of student housing, workforce housing, ground-floor retail, and a parking garage — meaningful future context, but not a reason to buy today. Further out, Avalon Park is starting on the final 10 acres of its original master plan — including 90 three-story townhomes — while the Avalon Park Group pursues an approximately 250-acre regional park and athletic complex for East Orange County, with a stated goal of some fields opening as early as 2027. The concept is substantial; the location isn't finalized, and both facts belong in the same conversation. In Oviedo, the mall redevelopment is finally moving toward roughly 700 apartments across two phases, with up to 400 market-rate units and a new mall entrance replacing the Macy's site around 2027.
