In May 2023, Red Lobster made Ultimate Endless Shrimp a permanent $20 menu item, over significant pushback from other executives. Court filings tie roughly $11 million of losses in a single quarter to it. By the following spring, the chain was in bankruptcy. But the shrimp was only the match. The gasoline was poured in 2014, when roughly 500 Red Lobster properties were sold for about $1.5 billion and immediately leased back for about $152 million a year, with 93.5% of the master leases running for an initial 25 years.
Red Lobster never really made its money on cheap seafood by the pound. It made it on an affordable family-celebration check: about $18 per guest in 2007, with alcohol only about 7.8% of sales. That model could survive a slow decade of falling traffic as long as the chain owned the floors under its dining rooms. The fatal decision came in 2014, when owned restaurants became leased ones. Fixed rent turned a traffic-buying offer like permanent Endless Shrimp from a loyalty tool into a cash drain.
You'll see Bill Darden's 25-seat Green Frog lunch counter in 1938 Waycross, Georgia, Charley Woodsby building the real estate machine behind 72 early restaurants, Lobsterfest and the logic of offers that end, the 21% slide in weekly guests after 2002, the 2014 closing day with two buyers, one for the restaurants and one for the ground under them, and our own lease math: roughly $2.98 in rent for every visit before food, labor or interest.
