This three bedroom, two bath home in Ewa Beach sold in May 2024 for $816,500 and is no longer available for purchase. It offers 960 square feet on a single level, was built in 1970 and remodeled in 2021, and the land is fee simple. The absence of a homeowners association is the thing that separates this from most of what you see on the Ewa plain. Ewa Gentry, Ocean Pointe, Hoakalei and Keali'i all come with associations, dues and design committees, because they were built as master planned communities from the 1990s onward. Ewa Beach proper is older than all of them, laid out before that model arrived, and a lot of it carries no association at all. If you want to park a boat in your own driveway, paint the house whatever color you like, or add on later without asking anyone, that distinction is the whole ballgame. The 2021 remodel went after the expensive items rather than the visible ones. A new kitchen, upgraded plumbing and electrical, a new roof, new flooring, fresh paint inside and out, and split air conditioning throughout. On a 1970 house, roof and systems are the work that actually costs money, so having all of it done recently is what a buyer should care about more than the finishes. The lot is level and cleared, at the closed end of a cul-de-sac, landscaped and fenced with a patio off the back. Parking includes a carport, a driveway and room for a boat alongside. There is no view; this is an interior lot and the house and the lot are the product. One thing a buyer needs to understand before shopping older Ewa Beach. The property is on a cesspool rather than a sewer connection. Hawaii passed Act 125 in 2017 requiring all cesspools in the state to be upgraded by 2050, and there are roughly 88,000 of them statewide, so this is a common situation rather than an unusual one. It does not block a VA purchase: the VA will accept a cesspool where sewer is unavailable, but it requires a letter from the Department of Health confirming the system is within regulations, which is a documentation step rather than a dealbreaker. Worth knowing that this particular listing was offered to cash and conventional financing only. The home also came with an owned solar water heater, which takes the largest single load off a Hawaii electric bill, though it is not a photovoltaic system and does not offset the rest of it. Property taxes ran about $215 a month. Ewa Beach is the original town on this part of the plain, built out mostly through the 1960s and 1970s, and it sits closer to the actual shoreline than the newer communities inland from it do. The housing is single story on level lots, the streets are older and narrower, and the whole feel is a working neighborhood rather than a planned one. Everything the newer side of the plain built is a short drive inland, so you get the shopping and the amenities without buying into the association that paid for them.
