Southern California Real Estate Market Snapshot: September 2026 (August Data) Lance Martin with The Martin Group, brokered by eXp Realty, breaks down the latest numbers for Los Angeles, Orange, Riverside and San Bernardino counties. 🏠 Median Sales Price (vs. August 2025) Los Angeles: $1,037,500 (+2.7%) Orange: $1,430,000 (+4.4%) Riverside: $624,450 (−0.1%) San Bernardino: $557,000 (+2.2%) Prices are stable, but many sellers are giving buyers credits for repairs, closing costs and loan fees. 📋 Active Listings Los Angeles: 10,929 (−11.2%) Orange: 3,239 (−15.3%) Riverside: 6,574 (−19.4%) San Bernardino: 5,710 (−14.5%) New listings were roughly flat to slightly down. The sellers listing now are serious about selling. 📦 Months' Supply LA 3.9 | OC 3.0 | Riverside 3.8 | San Bernardino 4.7 All four counties are still below the six-month benchmark for a balanced market. ⏱️ Days on Market LA 20 | OC 16 | Riverside 29 | San Bernardino 26 Homes are moving if they're priced right. 🔑 Closed and Pending Sales Closed sales fell in every county, by 1.4% to 7.3%. Pending sales fell further: LA −15.9%, San Bernardino −13.4%, Riverside −12.7% and OC −4.8%. 📈 Interest Rates (Mortgage News Daily, 9/29/26) 30-year fixed: 7.58% | 15-year fixed: 7.20% | 10-year Treasury: 5.28% The Fed raised rates a quarter point, and the 10-year Treasury climbed from about 4.5%. That pushed mortgage rates up nearly a full point in some cases. Rate buy-downs are one of buyers' best tools right now. 🔮 2026 Forecast Check-In In January I called prices, inventory, sales volume and rates all flat. Prices have held, but I was too optimistic on the other three.
