The primary bedroom feels oversized because the proportions are off. A 9x12 rug instead of the 8x10, real nightstands, a larger dresser, a bench at the foot of the bed — it fills in without a remodel. The office nook off the primary: add a door and it's a true home office, or keep it open as a dog space away from guests. The fireplace is the focal point of the living room and the TV is tucked to the side. She'd keep it exactly that way. Kitchen: extend the countertop and add seating, or go all-in with an island. A house this size wants a 36-inch range. WHAT I COVER 72 owned solar panels with battery backup — the owners' utility bill runs about $180 a month on six irrigated acres Orchard already bearing: plums, pears, apples, pomegranates, peaches, blueberries. Raised beds with sweet potatoes and peppers. Drip on everything. Primary bath: locally milled redwood, tile wet room with a rain shower, hickory closet. No tub, but the space and plumbing are there to add one.
