This one was a house viewing near Espinhal that we did not end up buying, and everything that happened on either side of it. 🗂️ HOW TO GET A NIF The Portuguese tax number. Nine digits, and you cannot open a bank account, sign a rental contract or buy a SIM card without one. If you are an EU citizen and already in Portugal, walk into any finanças with your passport and a proof of address, take a ticket, and you leave with the number the same day. It is free. Mine took forty minutes. Non-EU is different and the rules on fiscal representatives have changed recently, so check the current position. 🏠 WHAT HOUSES ACTUALLY COST HERE Real prices in the Coimbra district right now. A small ruin needing full renovation starts around 20 to 35 thousand euros. A house with a new roof, mains water, electricity and some habitable rooms sits between 80 and 140 thousand. A fully renovated village house you can move into on the day of the deed is usually 180 to 300 thousand. Land makes the biggest difference of all, and I explain why in the video. 🏞️ THE RIVER BEACH Praia Fluvial da Louçainha, in the Serra do Espinhal. A Blue Flag river beach with changing rooms, showers, a picnic area and a lifeguard in July and August. There are dozens of these across central Portugal and almost nobody outside the country knows they exist. If you are wondering what to do here in summer, find your nearest praia fluvial, go early, bring your own lunch and stay until the light goes.
