Living in El Dorado Hills means picking a village, not just a city. Here's how the villages, Mello-Roos, schools and lifestyle really compare before you buy. Thinking about moving to El Dorado Hills? Here's the twist most buyers miss: El Dorado Hills is a collection of named villages, and sold prices can swing by hundreds of thousands of dollars inside the same 95762 zip code, sometimes five minutes apart. I'm Kat Farless. Rich and I have walked buyers through nearly every village here, from first homes to estate purchases. In this video we tour the villages from value to luxury, reveal the Mello-Roos pattern that changes your monthly payment, and cover Town Center, Folsom Lake, Tahoe access, schools, commute and the honest fine print. If you're comparing living in Sacramento suburbs side by side, this is your El Dorado Hills playbook. 📖 FREE NORCAL REEL RELOCATION GUIDE 🏡 Search homes and get the guide: https://thenorcalreel.com/ 💬 Comment GUIDE and we'll send it your way CONTACT US: 📲 Text "MOVE" to get started: 916-284-1520 ☎️ Call/Text: 916-284-1520 ✉️ Email: kat@homesbyrichandkat.com 📅 Book a consultation: https://richandkatsoldthat.com/meetin... 🌐 Website: https://www.richandkatsoldthat.com DRE# 01193836 | 01186753 Selling a home in the Bay Area, Southern California or another state first? For buyers who want village-to-village choice, a real town center, lake and mountain access and a direct Highway 50 commute, yes. Living in El Dorado Hills is about matching the village to your budget and lifestyle. 2. The established villages Governors Village, Stonegate, St. Andrews and Fairchild Village were built mostly from the 1970s through the 1990s. Older homes, real value for the zip code, and many carry no Mello-Roos. 3. Blackstone, Serrano and Serrano Country Club Blackstone is a newer master-planned village south of Highway 50, and select lots back onto protected greenbelt with valley and foothill views. Serrano is the gated golf club village, with its estate section at the top of the range. 4. Does El Dorado Hills have Mello-Roos? Many newer master-planned villages, including Blackstone, The Promontory and much of Serrano, carry a Mello-Roos (CFD) assessment that can add hundreds a month. Many older villages do not. We verify CFD status on every address. 5. Views at every price point Southpointe, Bass Lake Hills, Bass Lake Village, Highland Hills and Lake Hills Estates add view lots, acreage, custom homes and equestrian properties. Shop the lot, not just the village name. 6. Town Center, Folsom Lake and wine country Live on the Boulevard brings free Thursday concerts all summer, plus the Art, Beer and Wine Festival each May and a Fourth of July fireworks concert. Folsom Lake borders the community, Lake Tahoe is up Highway 50, and El Dorado County wine country around Placerville and Apple Hill is under an hour away. 7. Pros and cons of living in El Dorado Hills: schools, commute and fine print Oak Ridge High School (El Dorado Union High School District, est. 1980) serves much of the city, with Rescue Union and Buckeye Union for K-8; some eastern pockets feed a different high school, so verify by address. Downtown Sacramento is about 30 minutes. The real cost of living in El Dorado Hills includes wildfire-zone insurance quotes and a price premium versus Folsom, Rocklin and Roseville.
