4 Problems with Croup Manor (But I'm Building There Anyway) - Fallout 4

Croup Manor looks perfect from the cliff - until settlers refuse the stairs, slip off the cliff, ghouls return, and no one sleeps. When I started to renovate Croup Manor and I ran into 4 big problems: interior staircases settlers avoid, settlers who spawn below the cliff, respawning ghoul corpses, and settlers who stand frozen from midnight to 6am instead of sleeping.
