Entire economics of a HOTEL business | Business by Baniya
How much does a hotel owner actually make? And why does a "sold out" hotel still take many years to pay back?
Imagine opening a booking app in peak season. A room that normally costs ₹2-3 thousand is selling for ₹7-8 thousand, and it still says "Sold Out." You think, "Hotel owners must be making easy money." But the business looks much shinier from the outside than it is from the inside.
In this video, we break down the entire economics of building and running a hotel in India using a fictional company called "Vishram Residency", a 28-room hotel in a Tier-2 city. We start with the land, count every rupee, and follow the money until the first profit and the full payback.
We'll cover:
🏨 Why does a hotel look like the safest business on paper (land plus rooms plus monthly income)?
🏨 How much land does a 28-room hotel need, and what does it cost?
🏨 Why do banks usually not give a loan for the land itself?
🏨 How much does construction cost, and why does the bank fund only 60%?
🏨 How much money does the owner have to put in from their own pocket?
🏨 Why are 20-25 approvals (and in some states far more) needed to open a hotel?
🏨 What happens when the Fire NOC gets stuck?
🏨 What is interest during construction, and how does it drain money before the first booking?
🏨 Why is a new hotel almost empty at launch (no reviews, no ranking, no brand)?
🏨 How do booking apps like MakeMyTrip and Goibibo cut into every booking, and why are hoteliers unhappy about it?
🏨 How do seasons change occupancy between monsoon months and the wedding season?
🏨 Where does the monthly revenue go: commissions, staff, electricity, maintenance, licences and EMI?
🏨 How much real profit is left after paying the EMI?
🏨 When does the first profit arrive?
🏨 When does the owner get the full investment back, and why do the years after the loan ends change the maths?
The key lesson: first profit and full payback are two very different things. A hotel may show a full "Sold Out" board, yet a big part of the money goes to the land, the bank, the approvals and the booking apps before the owner is paid. That's why hotels are seen as a long race, not quick money.
