Edmonton Inventory Jumps 18% — Is This Finally a Buyer’s Market? | July 2026

Edmonton’s real estate market changed noticeably in July 2026. Inventory is up almost 18% from last year, sales are down 11%, and homes are taking longer to sell — giving buyers more time, more choice and more negotiating room. But this isn’t a housing crash. The median home price across the Greater Edmonton Area was $447,000 in July — down slightly from June but still up 2.2% compared with last July. Buyers are getting more breathing room without seeing values suddenly fall out from underneath them. Jay Lewis and Josh Tagg break down the July 2026 Edmonton real estate numbers, including detached homes, semi-detached homes, townhouses and apartments, and explain where buyers may have the most negotiating power right now. One number really stands out: semi-detached inventory is up around 40% from last year, while the median price is down only about 1%. For buyers who want more space than a condo without paying detached-home prices, this could be one of the most interesting parts of the Edmonton market right now. At the more affordable end of the market, townhouses and apartments are actually up year over year. Townhouses are around $295,000 and apartments around $195,000, while condos are taking roughly 55 days to sell — giving buyers time to shop carefully and review the condo documents before making a decision. If you’re planning to buy, getting your financing organized first can put you in a much stronger position. Know your real budget, get pre-approved and understand what your mortgage payment will actually look like before the right property comes along.
