Is India’s property market really in a bubble - or are rising prices simply part of a normal real estate cycle? In this video, Ravi Sinha avoids the usual extreme positions of “property will always go up” versus “a crash is coming” and instead use a simple 5-point bubble test that any homebuyer or investor can apply to their own city, micro-market or project. The first test compares new launch prices with resale prices. If builders are asking a large premium for new inventory while similar homes in the secondary market are available much cheaper, that can be a warning sign. The discussion also looks at rising loading percentages and whether buyers are paying more while receiving less usable carpet area. The second test is rental yield. If property prices keep rising but rental income remains disproportionately low, it raises questions about how much of the valuation is being supported by genuine end-user utility versus expectations of future appreciation. The third test is liquidity: can you actually sell the property at the quoted market price when you need money? A market may be described as “high demand,” but if owners struggle to find buyers at prevailing prices, the real liquidity picture may be very different. The fourth test compares the brochure price with the actual negotiated price. If builders are offering meaningful discounts despite claims of strong demand, that can signal hidden price correction or what this video calls a possible “silent crash.” The fifth test is end-user demand versus investor demand. A project may be heavily sold, but if many homes remain unoccupied, the transactions may reflect investment or wealth parking rather than genuine housing demand.
