Florida Amendment 3 on the November 3, 2026 ballot would raise the homestead exemption to $150,000 in 2027 and $250,000 in 2028 and cut the non-homestead assessment cap from 10% to 5%. Here's what it means for homeowners, renters, new residents, and buyers in Orlando and Central Florida.
I'm Laura DiPaolo, a Central Florida Realtor and Florida native, and here are some answers to questions I see floating around. In this video I walk through:
✔ How the Florida homestead exemption would change in 2027 and 2028, and why it isn't the same as savings ✔ What happens if your home is assessed at $250,000 or less ✔ Why the December 31, 2026 date is about Florida residency, not closing on a house ✔ What Amendment 3 means for renters and first-time homebuyers ✔ The five-year wait for people moving to Florida from out of state ✔ The 5% cap for second homes, rentals, and inherited property ✔ What Amendment 3 does NOT do (school taxes, portability)
This video explains the ballot measure. It is not a recommendation on how to vote. For numbers on your own property, check your county property appraiser's website. For residency or legal questions, talk with a real estate attorney.
