A home inspection can feel overwhelming, especially when the report comes back dozens of pages long. But does a long inspection report automatically mean a house has serious problems? Not necessarily. In this Deeper Dive, I take a closer look at home inspections from both the buyer and seller perspective, including what an inspection is really designed to do, how to think about the findings, and why the goal should be better information, not a “perfect” house. We’ll also talk about: 🏠 Why even good homes can produce lengthy inspection reports 🔍 The difference between routine findings and more significant concerns 📝 Why buyers should use the inspection period thoughtfully 💡 How sellers can reduce surprises before going to market 🔧 When a pre-listing inspection may be worth considering 🤝 How better information can create better conversations and more confident decisions For sellers, an inspection before listing isn’t right for every situation, but it can sometimes provide valuable information and options before a buyer is involved. For buyers, an inspection is an opportunity to better understand the home you’re considering purchasing and make informed decisions about what matters most to you. The goal isn’t to eliminate every question or every imperfection. It’s to understand what you’re dealing with so you can move forward with greater confidence. If you have questions about buying, selling, inspections, or the Northwest Ohio real estate market, I’m always happy to have a conversation.
