After a year of visiting farmland across Karnataka, I finally found the one that felt right. But long before I found it, I had a list — a set of criteria I followed fairly strictly, not to find a "perfect" land, but simply so I wouldn't get emotionally carried away in the moment. In this video, I walk you through exactly what was on that list — soil type, ownership structure, budget, distance from Bangalore, slope, water access, road documentation, and more — and the real reasoning behind each one. It wasn't a rulebook. It was a framework. And in fact, the land I finally bought deviates from parts of this very list — which is exactly why I think it's worth sharing. 📍 *In this video:* ✅ Why red soil was completely non-negotiable for me ✅ Why I rejected any land with too many owners ✅ My actual budget and acreage target (₹1–1.5 Cr, 10+ acres) ✅ How my son's flute class helped me decide the distance from Bangalore ✅ Why I wanted sloped land instead of flat land ✅ Why a water body nearby was central to my farm's future ✅ Why documented road access in the Pahani was a strict requirement ✅ Why proximity to a village mattered for hiring a caretaker ✅ Why I wanted a forest nearby (hint: it's for the bees) ✅ The one thing I didn't screen for, and why --- 🎥 *Watch the previous episode:* My Dream Farm Begins — The Story Behind Anaganaga Natural Farms (   • My Dream Farm Begins | The Story Behind An...  ) 🎥 *Next Episode:* I'll take you through all the places I explored, and finally reveal why I chose Chitradurga specifically.
