Why Atlanta Downtown Just Doesn't Work

Atlanta is one of the fastest growing metros in America. Its downtown office vacancy rate sits above thirty percent, and since 2020 tenants have vacated a net two million square feet of space there. The companies leaving are not leaving Atlanta. They are moving three miles north to Midtown.
