Occupancy is the equation that never sleeps. Every year we take in around 60 homes — abandonments, tenant buy-backs, lease terminations — and last year, our best sales year ever, we sold 56. That math doesn't work. So this year I threw out my usual list of 30+ targets and set one goal for the whole company: occupancy.
In this Ops Talk I break down exactly how we're attacking it: the "Manhattan Project" experiment that took us from struggling with vacant park-owned inventory to renovating 18 houses at once company-wide, why we hired our first true sales manager (10 years running teams at one of the top shops in the country), growing from 3 sales agents to 7, rebuilding commissions and field bonuses the way my mentor Wayne Comfort taught me, and how we track the whole sales funnel — top, middle, and bottom — from 25,000+ impressions down to conversions.
This is how a mobile home park operator fights vacancy at scale.
