How do you create real leverage when negotiating a new construction home—and avoid showing the builder your cards too early? In this video, Christian and Josh break down a real buyer story where having genuine alternatives helped create competition between builders and ultimately led to tens of thousands of dollars in savings.
How do you create leverage with a builder?
One of the biggest strategies discussed is finding genuine alternatives instead of walking into one community saying, “This is the only home I want.” In this case, the buyers liked another community enough that Josh was able to submit strong offers on both sides and work with preferred sales reps to push those offers to management.
Can competing builders actually improve your deal?
That’s what happened here. One builder came back with an offer, the other was made aware of where the competition stood, and the negotiation kept moving until the buyers’ preferred community ultimately won out.
Does move-in-ready versus to-be-built matter?
Originally, this family planned on a to-be-built home because there were specific features the wife wanted. Later, Josh received a text about a move-in-ready opportunity that wasn’t even showing on the builder’s website. Once they compared the numbers—including the cost of adding the one feature the home was missing—the savings were described as “tens and tens and tens of thousands of dollars.”
Why does representation matter before visiting the builder?
Christian and Josh explain how buyers can lose negotiating leverage by showing too much commitment too early. This family was also buying their first home, so inspections, walkthroughs, follow-up videos, and checking completed repairs became another important part of the process.
