Why isn’t your house getting showings? If your home is listed for sale but buyers aren’t scheduling appointments, your listing is giving you important feedback.

A home can be beautiful, updated, clean, and well maintained — and still be positioned incorrectly for the current market.
Buyers don’t evaluate your house by itself. They compare it to every other home they could buy in the same price range.

One of the biggest misconceptions sellers have is that if a house is nice, buyers will automatically want to see it.
But the more important question is:
Does this home feel like one of the best options available at this price?
If your listing is getting plenty of showings but no offers, that can point to one kind of problem.
If you are barely getting any showing activity at all, that can point to something different.
When a home is not getting showings, I usually look carefully at:
asking price
competing homes for sale
recent comparable sales
listing photos
staging
condition
location
buyer search ranges
showing accessibility
days on market
Marketing matters.
Professional photography matters.
Staging matters.
Presentation matters.
But even excellent marketing cannot permanently overcome a price that buyers do not see as competitive.
