On the coastal bluffs of Dana Point, in Orange County, homes sell for sixteen million dollars and sit on a cliff that is coming apart from the bottom. The bluffs are sheared to raw dirt, collapsed slabs and riprap pile at the base, and a pool deck cracks toward the edge. The shocking part is not the price. It is that you cannot buy the ground — the ground is leaving, one block at a time.
In this video: the coast that got built right at the edge when the ocean looked calm — the soft marine-terrace cliffs that fail in blocks, cut from below and soaked from above — the seawall that saves the house and scours the public beach — the Coastal Act line that decides who may armor and who may not — beach nourishment trucked in and washed straight back out — the insurers walking away from a measured cliff — and why the smartest money keeps buying a bluff that is retreating on a schedule.
So what should happen here? Should owners be allowed to armor the cliff to save sixteen-million-dollar homes, even as the public beach below them narrows and disappears — or did they buy exactly what they paid for on a bluff that was always coming apart? Tell me in the comments below.
