How much house can I afford in NYC in 2026? It is the first real question every buyer asks, and the online calculators get it wrong because they ignore almost everything that actually decides your number in New York City. Before you fall in love with a listing, you want a real price range, not a guess from a website. As a Staten Island and Brooklyn agent, here is what truly sets your range, and how the number actually gets built.
A lender approves you on the monthly payment, not the sticker price, so your real ceiling is the biggest comfortable monthly payment, worked back into a price. Your real monthly cost is more than the loan: it includes property taxes, homeowners insurance, and any co-op maintenance or condo common charges. New York City closing costs then add real cash on top of your down payment, the attorney, title, the mortgage recording tax, and the mansion tax that starts at 1,000,000 dollars. A 2 family home can widen your whole range, because a tenant helps carry the mortgage and a lender can count part of that rent toward qualifying. And there is a real difference between what you are approved for and what you can comfortably live with, so you shop below your max, not at it.
For your actual qualifying number, you get pre-approved with a good local lender. My job as your agent is taking that number and finding you the right home in Staten Island or Brooklyn.
