Housing affordability remains one of the biggest challenges in today's real estate market. But waiting for mortgage rates to fall isn't the only strategy. For example, if the note rate were 6.5%, the payment could be structured around an effective rate of approximately 4.5% during year one, 5.5% during year two, and the full 6.5% beginning in year three, depending on the specific loan and buydown structure. That can provide buyers with some breathing room today while creating an opportunity to refinance later if market rates improve. We also discuss bridge loan strategies, which may allow homeowners to access equity in their current home to help purchase their next property. MOVE ACT & PORTABLE MORTGAGES The proposed Making Ownership Viable for Everyone (MOVE) Act explores a framework for certain portable conventional mortgages, potentially allowing eligible borrowers to transfer their existing mortgage rate, terms, and remaining balance to another property. For homeowners reluctant to give up a historically low mortgage rate, portability could potentially change the economics of moving. Important: The MOVE Act is proposed legislation. It has not created a portable mortgage program consumers can apply for today. We also touch on broader legislative efforts designed to address housing supply and affordability. THE BOTTOM LINE Instead of only asking "What's today's mortgage rate?", buyers should also be asking: "What strategies are available to make this move work?" The right combination of real estate and financing strategies may create opportunities buyers don't realize exist.
