Your Silicon Valley home is getting showings, but buyers aren't making offers. Should you lower the price—or give buyers a financial incentive instead?
Before cutting $40,000 from your asking price, there's another strategy worth considering.
In San Jose, Santa Clara, Sunnyvale, and across Silicon Valley, many buyers are struggling with monthly mortgage payments. Sometimes, reducing the interest rate through a seller-funded buyer credit can make a bigger difference than lowering the home's price.
In this video, I break down how a $40,000 price reduction compares to a $40,000 buyer credit on a $1.4 million property.
I also share a real Santa Clara listing where we offered a $30,000 buyer credit instead of reducing the asking price. After 17 days without an offer, that strategy helped us secure two offers within five days.
But buyer credits aren't always the answer.
I'll explain when a price reduction makes more sense, how different seller concessions work, and why choosing the right strategy depends on what's preventing buyers from making an offer.
