Today Kyle has grown more than 50% since the last census, and living here looks a lot different. If you are moving to Kyle from out of state or from a smaller place in Austin, this video walks you through what all that growth means for your everyday life, the good parts and the hard parts. Here is what we cover: The Kyle market right now. As of September 2026, per RPR, the median estimated home value is about $317,000, down about 6% from a year ago. The median list price is about $330,000. There is about five months of inventory, and homes are taking about two months to sell at around 97% of list price. You have time to look and some room to negotiate, but nothing is selling at a steep discount. Everyday life. Kyle is the big brand suburb. Costco, Target, and H-E-B are all in town, and Costco opened here in 2023 as the first Costco in Hays County. The Brick and Mortar District inside Plum Creek has Heroes Memorial Park, La Verde Park, and a Sprouts that opened in 2025. And yes, I share where I eat. Getting outside. Lake Kyle Park, Plum Creek Golf Course, and Five Mile Dam Park on the Blanco River, plus the new skate park at Gregg Clarke Park and the latest additions to the Vybe, Kyle's citywide trail network. Kyle neighborhoods. Established neighborhoods like Hometown Kyle, Waterleaf, Steeplechase, and Bunton Creek. Plum Creek, which gives you both older and newer sections in one place. And new construction at 6 Creeks, Crosswinds, Anthem, Casetta Ranch, and Southgrove. Taxes and schools. Some newer communities carry a MUD or a PID on top of the regular tax rate, so ask for the full yearly tax bill in dollars before you commit. Most of Kyle is served by Hays CISD, and boundaries change as the district grows, so check the exact school for every home. Traffic and the drive to Austin. Traffic in Kyle is real right now, mostly because of road construction. I share how I plan around it, and a recent closing in Waterleaf for clients who traded a smaller place in Austin for more space. The one thing I ask every client before they buy out here: drive it at your actual commute time, not on a Sunday afternoon. And buy for the life you live Monday through Friday.
