A homeowner in Taylors, South Carolina called us for what sounded like a simple job: replace a failed radon mitigation fan so they could move forward with selling their home.
But the bad fan wasn’t the real problem.
When we inspected the existing radon mitigation system, we discovered the fan had no power. After correcting the electrical issue, we confirmed that the fan motor had also seized and needed to be replaced.
It would have been easy to stop there, install a new fan, collect payment, and leave.
We didn’t.
Before replacing the fan, we temporarily connected one of our diagnostic test fans to the existing vent pipe. The data immediately suggested something else was wrong: there appeared to be significant restriction within the existing piping.
We then moved into the basement and performed additional diagnostic testing to evaluate the pressure being generated beneath the concrete slab. The results confirmed that the existing system was not effectively influencing the basement slab.
Simply installing a new fan on the old system would not have solved the homeowner’s radon problem.
So we changed the plan.
Instead of replacing the fan and hoping for the best, we abandoned the ineffective system and redesigned the mitigation approach around the conditions we actually found in the home.
During the new exterior radon mitigation system installation, we discovered another major issue: a large floor-to-wall crack concealed behind built-in cabinetry and a sink. We carefully disassembled the cabinetry, accessed and sealed the crack, and then reassembled everything.
The result?
Radon concentrations were reduced to approximately 2.0 pCi/L, and the homeowner was able to move forward with closing on the sale of the home.

Had we simply replaced the failed fan, the homeowner could have spent money on a repair that failed to address the underlying problem.

And we allow the diagnostic results to guide the mitigation strategy.
