In this planning application case study, we explain how we helped homeowners in Shrewsbury secure planning permission for a modern rear extension to their Victorian home within the local Conservation Area. Rather than attempting to replicate the original Victorian architecture, the proposal used a deliberately contemporary design while remaining sympathetic and subordinate to the existing property. The design incorporated a flat roof, slim-framed glazing, clean detailing and high-quality dark finishes. Despite significantly improving the internal layout, the extension added only around 16 square metres of floorspace and actually increased the amount of usable garden space. We prepared a detailed Planning, Design and Access Statement and Heritage Impact Assessment, supported by street photographs, visibility assessments, footprint comparisons and CGI visualisations. Importantly, the Conservation Officer raised no objection, concluding that the proposal would have a negligible impact on the Conservation Area. Shropshire Council granted full planning permission, agreeing that the contemporary design respected the Victorian property, protected neighbouring amenity and preserved the character and appearance of the local Conservation Area. The application was validated on 20 October and approved on 4 December. This case demonstrates that owning a property within a Conservation Area doesn't necessarily mean contemporary architecture won't be supported.
