Kochouseph Chittilappilly opens up on the Veegaland Homes IPO — the retirement hobby he grew into Kerala's first listed real estate company. 🏗️ Welcome to the pilot episode of Athishaktham Exclusives — For this first episode, we're at Veegaland Homes, walking through their live properties and construction sites, and sitting down with three people who actually run the company. Kochouseph Chittilappilly — Founder & Vice Chairman, Veegaland Homes, and the man behind two of Kerala's other major brands, V-Guard Industries and Wonderla Holidays, both of which he took public before this one Kurian Thomas — Director, Marketing, HR & Administration, Veegaland Homes Varun S. Kumar — Chief Financial Officer, Veegaland Homes Veegaland Developers' IPO opened for subscription on September 10, 2026 and closes September 15, with listing expected September 18, making it the first real estate company from Kerala to go public. We filmed this while the IPO window was open, but this is not a promotion for it. Our goal was to understand how the company actually works — the founder's reasons, the marketing behind the sales numbers, and the finance behind the IPO — not to tell anyone whether to apply. Chittilappilly says the same thing on camera. Chittilappilly opens the conversation on why he came out of retirement at 60 to start a business he himself calls trust-heavy and prone to "grey areas." Kurian Thomas then takes over on how you actually sell a home before it's built, and what's changed about what Kochi homebuyers want. Varun S. Kumar closes out the company side with the numbers — why the debt-equity ratio flipped almost overnight, and exactly where the ₹210 crore is going. Chittilappilly returns at the end for the parts only a founder can answer: succession, advice for young entrepreneurs, and his one line for anyone deciding whether to subscribe. What you'll learn in this episode: Why he started a new company at 60 instead of retiring after Wonderla His one piece of advice before anyone applies for the IPO How a real estate company sells a home before it's even built Why construction is outsourced rather than handled in-house — and how quality is still controlled What Kochi homebuyers are actually prioritising now that wasn't a priority five years ago Why the company's debt-equity ratio flipped almost overnight Exactly where the ₹210 crore IPO money is going, and where it isn't Chapters 00:00 - A Retirement Hobby Worth ₹250 Crore 03:39 - Retiring at 60, Then Starting Over 06:07 - The Discipline Behind Three Companies 09:13 - The Hidden Reason Behind This IPO 11:13 - Selling A Home Nobody Can Touch Yet 13:35 - Why Construction Is Outsourced, Not In-House 16:00 - What Today's Homebuyers Actually Want 17:28 - The Debt Number That Flipped Overnight 20:27 - Why He Never Watches the Stock Price 22:31 - His Advice For Young Real Estate Entrepreneurs 25:37 - His Only Advice Before You Subscribe #AthishaktamExclusives #VeegalandHomesIPO #KochousephChittilappilly #keralarealestate Book Your Free Insurance Consultation With Ditto: https://ditto.sh/85qmqo Open Free Demat Trading Account With Upstox - https://upstox.com/open-account/?f=8U0X Open Free Demat Trading Account With Zerodha - https://zerodha.com/open-account?c=ZM...
