Real estate professional Karina Christensen walks us through three towns in the Pacific corridor north of Cabo San Lucas and explains what sets them apart. Cerritos began as a surf town in the 1970's, but no land was available until the ejido subdivided about twenty years ago, so everything there is new construction. Pescadero is a farming community built around natural springs and mango groves, with larger lots and design-driven single-family homes. Todos Santos was founded as a mission in 1732 and offers historic houses downtown, large parcels on former mission farmland, and beachfront at Las Tunas. Karina covers current pricing in each town, including new construction in Cerritos starting around $700,000, oceanfront homes in South Cerritos between $3 and $5 million, and the high end in Pescadero starting at $1.2 million. She explains why Todos Santos is currently the best value, with inventory up 25 percent year over year and three-bedroom homes with pools available between $800,000 and $1 million. She also covers land prices, the new dune building restrictions, and the zoning changes that now allow denser development in downtown Todos Santos. The conversation closes with her forecast for which of the three markets will change most over the next five years. Karina Christensen is a real estate professional based in Cerritos. She is also developing Contigo Cerritos, an oceanfront project of fifteen homes with its own desalination plant, discussed in the video. Interview by Alejandro Ehrenberg for Destino Magazine.
