Could I build an ADU on this property? That's one of the questions I get most, and the honest answer is maybe. It depends on zoning, lot size, setbacks, available utilities, septic capacity, and your county's specific requirements. An ADU can be a great option for aging parents, adult children, guests, or rental income — but don't assume you can build one just because there's room. That same "maybe" applies to almost everything buyers picture when they walk a country property. Here are the seven questions worth answering before you fall in love with a parcel. 1. CAN YOU BUILD AN ADU? (0:00) Zoning, lot size, setbacks, utilities, septic capacity, and county requirements all decide this. Before you buy, make sure you understand what's actually allowed. 2. CAN YOU BUILD A SHOP? (0:48) Whether it's woodworking, restoring classic cars, storing equipment, or running a small business, a shop is high on a lot of wish lists. Check county regulations, setbacks, building size limits, utility access, and any restrictions on the property. The last thing you want is to buy land expecting a 40x60 shop and find out it isn't possible. 3. ARE HORSES ACTUALLY ALLOWED? (1:20) Don't just look at the acreage. Check zoning, available pasture, fencing, water supply, access to riding trails, and whether there's room for a barn or shelter. Some 5-acre properties are perfect for horses. Others aren't. 4. CAN THE PROPERTY BE SPLIT? (1:53) Investors and long-term buyers ask this constantly. It depends on zoning, minimum lot sizes, access, utilities, environmental considerations, and county regulations. Some acreage can be divided, some can't — and sometimes a property can be split, but not the way buyers expect. Investigate before you close escrow. 5. CAN YOU PUT IN A POOL? (2:16) Usually it comes down to available space, setbacks, slope, utilities, drainage, and in some cases where your septic system sits. On country property you often have more flexibility than in a subdivision, but every lot is different. 6. COULD THIS PROPERTY SUPPORT AN ORCHARD? (2:45) Think about soil, water availability, sunlight, drainage, and our local climate. The right property produces fruit for decades. The wrong one is an expensive lesson. Years ago I planted peach, nectarine, pear, apple, cherry, fig, lemon, lime, grapefruit, and orange trees on our own property — there's nothing better than fresh fruit from your own trees. 7. CAN YOU BUILD A BARN? (3:33) A barn can hold animals, equipment, hay, hobbies, or a workshop. You'll still need to consider zoning, setbacks, access, grading, utilities, and building requirements. Plenty of land doesn't automatically mean you can build whatever you want. Every parcel in Placer County and the Sacramento foothills is different, and the answers change parcel to parcel. Planning ahead saves time, money, and frustration — and if an ADU, a shop, or a barn is part of your plan, I'm happy to help you find a property with the best potential for it. So let me ask you: what's the first thing you'd build? Tell me in the comments.
