Some buyers in Dubai Hills sold their villas for less than they paid. Others bought in the same neighbourhood and later sold for twice the purchase price. In this video I look at why, and what it means for The Acres by Meraas today. Using matched purchase and resale data from Property Monitor, I compare early resales with resales made more than 3 years after handover in Sidra (Dubai Hills Estate) and Harmony (Tilal Al Ghaf). Then I apply the same logic to The Acres: some villas are still available at or close to their 2023 prices, and the early resale market there has not rewarded every seller.
