Twice in the last 20 years, Calgary home prices hit a peak and then took more than 6 years just to get back to even. Not to make money. To break even. One Evergreen house tells the whole story: bought in 2007 for $412,888, sold in 2012 for $316,000, sold again in 2022 for $490,000. Same house. Same street. One family lost $97,000. The next made $174,000. The only thing that changed was the year. Oil hit $100 this year, Alberta swung from a deficit to a surplus, and Calgary house prices still went down. So I pulled every detached home sale in Calgary since 2005, 283,109 of them, and followed the same houses through 3 booms and 3 busts. Then I scored the last 12 months against every month since 2005 to find the year that looks most like right now. It's not the year most people expect. Inside: the staircase (2 years up, 6 on the landing), what happened to everyone who bought at the 2007 and 2014 peaks, why $100 oil didn't save the market, who built the 2021-24 boom and where they went, why condos and houses are now 2 different markets, 3 possible futures, and the 6 signals to watch over the next 24 months. UPDATE: Since filming, the Bank of Canada hiked to 2.5% (Oct 28, 2026). That's the hike I flagged at 10:52, and it's how Future 3 starts. BUYING, SELLING OR INVESTING IN CALGARY? Your property. Your numbers. Your timeline. Send us your address and we'll line it up against this data: where your house sits on the staircase, and what the last 2 landings would have meant for it. The market doesn't care about your plans, so you'd better have a good one. Same-house index built from 101,782 repeat-sale pairs. Peak-to-recovery times are nominal sale prices; inflation-adjusted break-evens shown separately. Gains and losses are sale-price changes before commission, interest and property tax, not investment returns. The 2016 match is a resemblance on 7 market indicators, not a forecast, and the 3 futures are scenarios. Mortgage example is illustrative ($714K, 20% down, 4.7%, 25-year amortization).
