Step inside the mortgage process with the first episode of Moving, Money and Mortgages, a new podcast series from Miller Rose and ME Financial Services designed to make property finance clearer, simpler and easier to navigate.
Hosted by Andy Butts, Founder and Managing Director of Miller Rose, alongside Marc, Managing Director from ME Financial Services, this episode breaks down the essential mortgage questions every buyer should understand without the unnecessary jargon.
What exactly is a mortgage and how does it work?
At its simplest, a mortgage is a large loan secured against a property. Marc explains the difference between the money you borrow, the interest charged by the lender, and how repayment and interest-only mortgages operate.
How much could I borrow?
While income multiples are often discussed, affordability is what truly determines your borrowing potential. Income, loans, credit cards, student finance, car payments and regular spending commitments can all influence how much a lender is prepared to offer.
How much deposit will I need?
The episode explores traditional 5% deposits, low and zero-deposit mortgage options, gifted deposits from family members, developer incentives, shared ownership and affordable housing schemes that could help buyers onto the property ladder.
What is an Agreement in Principle?
Whether it is called an AIP, DIP or MIP, an Agreement in Principle provides an initial indication of what a lender may be willing to offer. Andy and Marc explain why buyers should arrange one before viewing and negotiating on properties and why it is not the same as receiving a formal mortgage offer.
What happens after my offer is accepted?
From submitting the full mortgage application and arranging the lender’s valuation to instructing solicitors, answering enquiries, exchanging contracts and completing the purchase, this episode guides you through the entire process.
Which mortgage product should I choose?
Fixed, variable and tracker mortgages each offer different levels of certainty and flexibility. The lowest interest rate is not always the cheapest overall deal, so product fees, cashback, incentives, early repayment charges and total costs must also be considered.
Can self-employed buyers still get a mortgage?
Absolutely. Marc explains how lenders assess sole traders, partnerships and limited-company directors, including tax calculations, net profits, salary and dividend income. Although two years of accounts is common, some lenders may consider applicants with only one year’s trading history.
This episode also covers credit reports, bank statements, gambling transactions, gifted deposits, property surveys, mortgage fees and the financial mistakes buyers should avoid before completion.
Whether you are purchasing your first home, planning your next move or simply trying to understand your options, this is your practical introduction to mortgages and the UK home-buying process.
