BBQ Beef skewers (beef teriyaki on stick)

1 lb. sirloin steak tips or meat of choice 1 tbsp minced lemongrass 1 tbsp finely minced garlics 1 tbsp brown sugar 1 tbsp honey 1 tbsp condensed milk 1 tbsp oyster sauce 2 tbsp kikoman soy sauce 1/2 tbsp thick sweet soy sauce ( abc brand) or replace with molasses, if either one is not available then use dark soy sauce 1 tbsp sesame oil ( a must have) no substitute 1/2 tbsp sesame seeds (not the roasted one) 1 tsp ground pepper Measurements are for 1 pound of meat, if you are using more than 1 lb ( for example: 2 lb. of meat then double up the tbsp of measurement)
