They Paid Three Times to Stop the Leaks | Facility Management
The owners paid three times to get waterproofing work right. By the end, the total cost was well over R2 million.
In this video, I share what happened when the original contractor’s work failed under warranty, that company was liquidated, and a highly recommended replacement contractor’s remedial work also failed. The third contractor finally delivered a repair that has remained sound for four years, despite a guarantee of only twelve months.
I also draw on separate projects involving peel-and-stick membrane failure, an incorrectly installed concealed-fix sheet roof, and damage caused by another contractor after a new roof was installed.
We discuss proper specifications, contractor competence, site supervision, inspections before work is covered, manufacturer installation requirements, roof access and the information needed at handover.
The photographs are from my actual inspections and projects. The examples concern different buildings and scopes of work. The explanation of heat-related membrane failure is my site observation, rather than a laboratory determination or a general claim about all peel-and-stick products.
