I drove down to San Mateo in Putnam County to do a final walkthrough on a probate house I already have under contract. This one came in through my website, probate is expected to wrap up next month, and we close after that. Andrew, who handles our renovations, could not make it, so I did a full walkthrough for him: floor plan, photos, video and drone shots. The house is a three bedroom, two bath on a good size lot with a carport, a circular driveway, storage off the side, a back shed and a huge backyard. Inside, it is not updated. The garage was converted into a family room, and the back bathroom was expanded for a family member's mother, which left the back bedroom so small I would call it a utility room. So I am working out how to add a real bedroom back, either by turning the front dining room into a bedroom or by scaling back that bathroom. Outside, I point out several cracks, some separation and a big horizontal crack, and inside the back bedroom needs foundation work. I walk the family room, kitchen, bathroom and bedrooms and talk through the plan: paint, cabinets, new appliances, light fixtures and wallpaper removal. I also explain why I still shoot photos on a 15 year old Sony camera with built in GPS.
