Want to find out whether your fund could buy the premises your business rents? Book a consult here: https://calendly.com/mortgage_works_l...
__
In August, the government banned self-managed super funds from borrowing to buy residential property. The route left standing does something for a business owner that residential never could, because your fund can buy the premises your business trades from and lease them straight back, so the rent going out every month lands in your super instead of a landlord's account.
I go through what your fund needs to have in it, using a physio clinic buying a $650,000 suite as the worked example, and the term in the legislation that decides whether a property qualifies at all.

I'm Lionel Bustamante, a mortgage broker at MortgageWorks in Sydney.
I spend my days helping home buyers, investors, and people mid-refinance figure out which loan actually fits their situation. I started this channel because most of what gets said about mortgages online is either too vague to be useful or too salesy to trust.
So I make videos about how the Australian lending market works in practice: how lenders assess you, where people lose money without realising it, and what to ask before you sign anything.
If something I've covered raises a question, drop it in the comments or get in touch with me through MortgageWorks.
