Barndominium kits can cost about $20 a square foot. A finished barndominium usually costs $65 to $160 a square foot — before land. Here's why the steel doesn't make the house cheap.
This video breaks down what a barndominium really costs: the difference between a steel shell and a finished home, who publishes barndominium cost data, the shop-space trap in per-square-foot quotes, why framing is only a small slice of what any house costs, the costs kit prices leave out (land, foundation, wells, septic, and power), a realistic all-in budget, how 2025's steel tariffs affect the "cheap" part, why barndominiums can be harder to finance, and a five-step playbook for pricing one realistically.

Notes on the numbers: Most barndominium cost data comes from companies that sell buildings, kits, or plans, and their figures often measure different things. The 2,000-square-foot budget is an illustration using the middle of a common range. The NAHB figures describe typical conventional homes and are used to show proportions, not as a direct comparison. Land, site, well, and septic costs vary enormously by location, so get local quotes. Figures are as of September 2026.
