Living in Manayunk: Philadelphia Neighborhood Tour

Thinking about moving to Philadelphia? Here's my honest tour of living in Manayunk — a walkable riverside neighborhood with one of the city's best Main Streets. I'm Vincent Mancini, your Iron Man realtor. In this Manayunk neighborhood tour I cover where it is, the history, what homes cost, things to do, restaurants, commuting, and the honest pros and cons. Manayunk sits northwest of Center City along the Schuylkill River — about 20–25 minutes from downtown — bordering Roxborough, Wissahickon and East Falls. It has deep industrial roots from the early 1800s, when it grew around the Manayunk Canal into one of America's first manufacturing centers. The name comes from a Lenape word meaning "where we go to drink," after the river. Today the old mills are lofts, restaurants and shops. On the real estate side, you'll find classic row homes, renovated historic properties, modern townhomes, converted lofts, new construction and condos — many with roof decks, garages and hillside views. In this tour I walk two very different homes: a new-construction 4-bed, 4-bath at 3,300 sq ft on Sheldon Street ($910,000), and a 4-bed, 1.5-bath around 1,500 sq ft on Levering Street ($315,000) — right on "The Wall," the famous hill from the Manayunk bike race. Here's the current Manayunk housing market: over the past 6 months, 71 homes sold at an average price of about $463,000 (45 days on market) and a median of about $385,000 (just 15 days on market). Around 30 homes are actively listed, averaging about $438,000. Getting around is easy — SEPTA Regional Rail runs right into Center City, plus SEPTA buses, I-76, Kelly Drive, Ridge Avenue and the Schuylkill River Trail for biking. There's always something happening: Main Street boutiques, the Manayunk Arts Festival, street-food and sidewalk festivals, and live music. The Main Street food scene is a highlight — The Goat's Beard for elevated American comfort food and cocktails, Lucky's Last Chance for burgers, and Manayunk Brewing Company for riverfront dining and craft beer. For the outdoors, the Schuylkill River Trail, Wissahickon Valley Park, Forbidden Drive and Kelly Drive are all minutes away, and you're close to Saint Joseph's and Drexel. The pros: a walkable Main Street, fantastic restaurants and nightlife, an easy Center City commute, parks and trails, strong community and historic charm. The cons: parking can be tough, the hills are steep, festival weekends get busy, some homes have lots of stairs, and prices have climbed with the neighborhood's popularity.
