Sale & Current Ownership: In 2006, the mall was acquired by Malaysia-based Islamic healthcare REIT Al-`Aqar Healthcare REIT (part of KPJ Healthcare / Johor Corporation), which holds retail and healthcare commercial assets in its investment portfolio. Property Management: The daily operations, leasing, and mall management have historically been handled by Jones Lang LaSalle (JLL) and associated local property management teams on behalf of the fund. Opening & Origins (1998): Opened in mid-1998, West Mall was developed as the primary suburban retail and commercial hub for the newly expanded Bukit Batok New Town. Built immediately adjacent to the Bukit Batok MRT Station (NS2) and the Bukit Batok Bus Interchange, making it an essential daily transit and transit-oriented retail stop for West-side commuters. Anchor Presence & Evolution: Bukit Batok Public Library: Moved into West Mall upon opening (Level 3), becoming one of the earliest public libraries integrated into a heartland shopping mall under the National Library Board’s expansion initiative. Entertainment Hub: It brought cinema entertainment to the neighborhood via Eng Wah Cinemas (later rebranded to Cathay Cineplexes), serving as the main movie destination for residents of Bukit Batok, Bukit Gombak, and surrounding estates. Rebranding: Late 2012: Cathay Cineplexes took over the management and lease of the cineplex from Eng Wah Cinemas (which was restructuring its cinema circuit, later known as WE Cinemas). Early 2013: Following a refurbishment to update the hall interiors, sound systems, and signage, it officially reopened and operated as Cathay Cineplexes West Mall. The 6-screen cineplex transitioned to Cathay Cineplexes, serving as a go-to entertainment spot for Bukit Batok residents. Closure (February 2023): Cathay Cineplexes West Mall officially ceased operations on February 28, 2023, marking the end of its 25-year cinema run. The Level 5 space has since been repurposed for fitness facilities, enrichment centers, and community spaces. Community Anchor: Over the decades, it has housed key community and family staples, including Cold Storage / FairPrice, Harvey Norman, and a diverse range of tuition/enrichment centers. Refurbishments & Heartland Role: Underwent major asset enhancement initiatives (AEIs) over the years to modernize its facade, central atrium skylight, and basement food hall / supermarket concourse.
