Getting an offer is NOT the finish line. Roughly 1 out of 3 contracts in our market bust before they ever reach the closing table. There are five major moments when your house needs to sell itself: 1. Professional photos. Great staging gets buyers through the door. 2. Showings. Perfect presentation helps turn those buyers into offers. 3. Inspections. This may be the buyer’s second visit. And something funny happens—the more times buyers walk through a house, the more little things they notice. Keep it looking great so they’re reminded why they loved it. 4. The appraisal. Staging doesn’t determine appraised value, but condition and overall presentation absolutely matter. Make the appraiser’s job easy. Clean, maintained, accessible, and ready. 5. The final walk-through. This may be when your home is most vulnerable. The furniture, rugs, pictures, and decorations are gone. Every scuff, stain, ding, and dirty baseboard suddenly has nowhere to hide. So don’t quit staging when you get the offer.
