The hidden cost of moving to Dallas could increase your monthly mortgage payment before you even move in. If you are moving to Dallas or buying new construction in the Dallas Fort Worth area, watch this before you sign a contract.
These hidden costs can raise your monthly mortgage payment, property taxes, escrow, and closing costs, even after you think you found the perfect home in Dallas, North Dallas, or North Texas.
In this video we break down the three hidden costs of buying new construction in Dallas Fort Worth that every relocation buyer and local homebuyer should understand before signing a contract.
WHAT WE COVER
Property taxes and escrow shortages. New construction homes in Dallas can appear more affordable because the property may not yet reflect the full value of the completed home. We explain how a future property tax adjustment can create an escrow shortage and increase your monthly mortgage payment.
MUD and PID taxes. Many newer North Texas communities include Municipal Utility District, or MUD, taxes and Public Improvement District, or PID, assessments. These charges affect your total monthly payment and the true cost of owning a home in communities such as Prosper, Frisco, McKinney, Princeton, and other fast growing Dallas Fort Worth suburbs.
Builder incentives and closing costs. Builder incentives may advertise thousands toward closing costs, but the incentive is only part of the equation. Interest rates, lender fees, preferred lender requirements, and the complete Loan Estimate determine whether the offer is actually a good deal. We show you what to review before accepting a builder's financing incentive.
This matters most if you are relocating to Dallas for work, moving from California or another state, selling your current home, or closing on a new home under a tight deadline. Understanding the complete cost of a Dallas Fort Worth home, not just the sales price, helps you avoid expensive surprises after closing.
If you are relocating to Dallas Fort Worth or already live in North Texas and are ready to buy, our team can help you compare communities, evaluate new construction, review MUD and PID costs, analyze builder incentives, and negotiate with the builder on your behalf.
We walk through the property tax trap on new construction, how an escrow shortage raises your payment, what MUD and PID taxes actually are, and how to compare a builder's lender offer against the real Loan Estimate before you commit to a new construction home in Dallas.
