4045 Chapman Place, Riverside, CA 92506 Colonial Revival | Built 1961 | 4 Bedrooms | 3 Bathrooms | 2,588 Sq. Ft. Welcome to 4045 Chapman Place, a Colonial Revival home on one of Riverside's most storied streets. Built in 1961, this 2,588-square-foot residence offers four bedrooms and three bathrooms. It is coming to market for only the second time since it was built, so it has had very few owners in more than sixty years. That is rare in this neighborhood. Colonial Revival architecture has a balanced, symmetrical look that has stayed popular for generations. Here it sits on a quiet one-block street just off Magnolia Avenue, with the space and layout that four bedrooms and three baths provide. A Street with a Story Chapman Place takes its name from Deloraine P. Chapman, a Connecticut-born Civil War veteran who came to Riverside in 1887 with his wife and five daughters. He became a prominent figure in the city's citrus boom. He served as president of the Pachappa Orange Growers' Association, was a founding member of Citizens National Trust & Savings Bank, and owned the Chapman Building downtown. After his death in 1920, his five daughters deeded a strip of land through his former orange grove, and that strip became Chapman Place. It began as a dead-end street running from Magnolia Avenue into the grove. In 1941, neighboring landowner George Pooley deeded land to the city so the street could extend through to Brockton Avenue. The name stayed the same. Chapman's own 1887 home still stands at the corner of Magnolia and Chapman Place, one of the oldest houses on Magnolia Avenue. Today the street is known for its holiday displays. Each December, many of the homes are decorated with lights and Christmas decorations, making Chapman Place a seasonal tradition for the neighborhood and for visitors from around Riverside.
