India’s real estate system promises homes, security and financial stability, but for many buyers, it delivers delayed possession, endless litigation, rent-plus-EMI pressure and years of uncertainty.
This video examines a difficult question: Is India’s real estate business structured around the exploitation of homebuyers?
A homebuyer is not merely a customer. In an under-construction project, the buyer often provides capital years before receiving the final product. Their advance payments may support land costs, construction, marketing and project finance, while control over approvals, funds, timelines and disclosures remains largely with the developer.
The analysis explores:
• Why homebuyers function as unsecured project financiers
• How builders benefit from early sales and cash collection
• Why brokers are rewarded for booking, not timely delivery
• Why a bank-approved project should not be treated as risk-free
• How governments and development authorities benefit from property transactions
• Why every institution can appear legally correct while the buyer still suffers
• The gap between RERA orders and actual possession, refund or execution
• How insolvency converts a family’s home into a financial claim
• Why “poor due diligence” is often used to blame the victim
• Why property appreciation does not automatically compensate for delay
• The difference between legal relief and justice delivered on time
The video also identifies five major inequalities in the system: information asymmetry, contract asymmetry, financial asymmetry, enforcement asymmetry and emotional asymmetry. For the builder, the property may be inventory. For the bank, it is a loan account. For the broker, it is a transaction. For the authority, it is a file. But for the buyer, it is an entire life plan.
The video proposes structural reforms, including:
• Meaningful promoter equity before collecting buyer money
• Payments linked to independently verified construction progress
• Real-time project financial disclosures
• Broker commissions linked partly to possession or registration
• Stronger accountability for bank disbursements
• Protection of buyer registrations from builder defaults
• Project-level insolvency resolution
• Dedicated execution wings for RERA orders
• Personal liability in proven cases of fund diversion
• Public builder ratings based on delivery, compliance and financial discipline
Homebuyers do not need sympathy, charity or special treatment. They need what they paid for: a legally secure home delivered on time.
