Everyone in Dublin knows who's to blame for the housing crisis: the vulture funds. But who actually bought the 7,298 new homes sold in Dublin last year? The answer, from the CSO's own figures, isn't the one most people give.
This investigation follows three buyers on the same ground. The funds that bought Ireland's bad loans after the crash, paid as little as €250 in tax under Section 110, then bought whole apartment blocks and nearly a Maynooth estate. The tech giants that turned the docklands into a company town, and left a Ballsbridge campus largely empty while homelessness hit a record. And the buyer almost nobody mentions: the State, now buying close to half of all new homes in Dublin, while quietly rewriting the 2026 rent rules to bring the funds back.
Sources include the Central Statistics Office, the Residential Tenancies Board, the Department of Housing, Daft.ie, NAMA and the Comptroller and Auditor General, and reporting by the Irish Times, Business Post and Dublin Inquirer.
