How can you tell whether the cement, steel, sand and crush delivered to your construction site are genuine, meet the required quality and match the quantity you ordered? In this detailed 40-minute podcast, Engr. Adeel Jaffer speaks with Zain-ul-Abideen, Procurement Head at Shelters, about construction material fraud in Pakistan, unreliable suppliers and the everyday challenges of buying building materials for residential, commercial and industrial projects. We discuss what can go wrong between placing an order and accepting a delivery, and how a construction company can reduce those risks through material inspections, proper documentation and a reliable vendor network. Crush and Aggregate Procurement Should crushed stone be bought directly from the source or through a supplier? How do you compare quality, rates and delivery arrangements? We discuss aggregate source selection, checking the delivered material against the required specifications, verifying quantities under the agreed measurement method and dealing with incorrect or rejected deliveries. Sand Quality and Quantity Sand may arrive by truck, but that does not mean every load contains the same quantity or meets the same quality requirements. We discuss inspecting sand for suitability, checking its source and contamination, and verifying delivery quantities according to the purchasing agreement. Sand and crush are often measured by volume, so accurate dimensions and the agreed measurement basis matter. Cement Quality and Genuine Supply We discuss concerns about counterfeit or improperly handled cement bags, buying from reliable channels, checking packaging, batch information, storage conditions and quantities, and confirming suspicious products with the manufacturer when needed. Steel Quality, Grade and Weight How do you know that the steel you purchased is from the specified mill and meets your project requirements? We discuss mill identification, bar size, grade, documentation, weighbridge records and quantity verification. Steel should be checked against the approved specifications and applicable tolerances, not simply accepted because a supplier claims it is original or premium quality. Vendors, Credit and Payment Terms Material procurement is also about who you buy from and how you manage payments. We discuss supplier selection, purchasing arrangements, vendor credit terms, payment schedules, delivery commitments and what happens when materials are late, incorrect or below specification. Should Clients Buy Construction Materials Themselves? Buying materials directly may appear straightforward, but it also means managing orders, late-night truck deliveries, offloading, inspections, quantities, rejected loads and urgent payments. Some deliveries arrive at 2 or 3 AM, when verification and site supervision can be difficult.
