It depends on what you measure it against. Judged as a walkable city, Cape Coral struggles. Many streets have no sidewalks, the downtown is small, the main roads are wide, high-speed "stroads," and the canals can turn a five minute walk into a twenty minute drive. But Cape Coral was never planned as a city. It was platted in the late 1950s by Gulf American Corporation, a land sales company run by brothers Leonard and Jack Rosen. They laid out thousands of lots on a grid, dug canals to create waterfront lots, and sold them to buyers across the country. Once you know that, the design complaints start to make a different kind of sense. In this video, I walk through seven of the most common complaints, show you why each one exists, and explain what it all means if you are thinking about moving here. What you will learn: Why so many Cape Coral streets have no sidewalks, and what the city is doing about it Why Cape Coral does not have a real downtown Why there are so many empty lots, and what that means if you are buying one Why the canals feel like moats Why the grid creates stroads and traffic bottlenecks How the same playbook was used at other Florida developments Who designed Cape Coral, and what they were really building Quick answers: Who designed Cape Coral? Gulf American Corporation, a land sales company, platted Cape Coral in the late 1950s. It was designed to sell lots, not to function as a city. Why does Cape Coral have so many canals? The canals were dredged to turn inland lots into waterfront lots, which sold at a premium. The dirt from digging them also raised the surrounding lots above swamp level. Why does Cape Coral have so many empty lots? Lots were platted and sold decades before the population grew into them, so many sat vacant and some are still being built out today. Why doesn't Cape Coral have a real downtown? The original plat never set aside room for one, so redevelopment projects like the Yacht Club and Bimini Basin have to work around neighborhoods that were laid out decades ago.
